The City of Frostburg is soliciting sealed bids for the sale of the property at 180 Beall School Road in Frostburg, Garrett County, Maryland.  The sale includes a two bedroom house, barn, garage and other out buildings on 4.70+/- acres, which land is described in the subdivision plat and metes and bounds description included in the Land Sale Bid Packet. The property will be transferred by means of a quitclaim deed containing the following covenants and restrictions which shall run with the land and be binding upon all future owners:1.      The property may only be used as the residence for a single family;2.      Not more than one working well may be installed on the property and  3.      No multi-family, commercial or industrial uses will be permitted on the property.4.      No livestock, horses, sheep, goats, llamas, alpacas, camels, poultry, hogs, swine or farm animals of any kind shall be kept on the property, unless written permission therefor is granted by the City, said permission to be granted or withheld for any reason or no reason at all. This provision shall be interpreted to prohibit animals that generate manure which could contaminate area water resources. It shall not be interpreted to prohibit the keeping of household pets like dogs, cats, parrots and songbirds.  Other terms and conditions relative to the property transfer are set forth in the Contract of Sale.Interested bidders may obtain a Land Sale Bid Packet from the City Administrator that will contain this Solicitation, a Contract of Sale, a Land Sale Bid Form ,the subdivision plat and the metes and bounds description.  Bids must be sealed and marked on the outside “Property Purchase”.  The Bid Form must be submitted along with a cashier’s check made payable to the City for a deposit on the purchase price in the amount of $1,000 (said check to be returned to unsuccessful bidders) and a letter from a qualified financial institution documenting that the balance of the Sale Price and closing costs is available for a closing thirty (30) days from the Bid Date.  Each bidder must also complete the Contract of Sale by filling in the purchase price and initialing, signing and dating the document where indicated and submitting it as a part of the bidder’s bid packet.  The successful bidder will be responsible for all closing costs including, but not limited to, the preparation of the deed, recordation fees and taxes, transfer taxes and all title company closing fees and costs. Sealed Bids must be submitted no later than 12:00 noon on Thursday, May 10, 2018, to the City Administrator, City of Frostburg, P.O. Box 440, Frostburg, Maryland 21532 or to City Hall, 59 E.
